Yea, I’m a little mad at myself for not noticing half of the problems myself before dishing out 275 bucks for a home inspection. (That’s almost a Gold Emperor) *grumbles* I’ll resume the search after the weekend.
Don’t be too hard on yourself, its easy to overlook things when you’re a first time home buyer and you’re excited about the house. But the good thing is that now you have a lot better idea of what to look for, and you’ll be able to avoid this problem the next time around!By the way, many years ago I also lost out on the inspection fees for a house that I was planning to buy, because some things turned up in the inspection that I didn’t like. That was the first house that I had ever made an offer on, and I had really liked it too. So if it makes you feel any better — you’re not alone. 🙂

It’s better to know everything that is going on with your house, there is no cost to peace of mind!!! <3 you! Sending you good energies for finding the next one!
March 1, 2007 at 4:50 pm #542851I’m sorry the house didn’t work out but I would leave the title champion because it would have been much worse to buy it and then have all the problems. Wasn’t there a movie Money Pit with what’s her name from Cheers? Just think of all the money you will save by not having to spend of fixing the house that can now go to Windstones! 😆

Now somebody will probably say they saw him kick a kitten or a squirrel or something….I only say that because I like Orlando Bloom and thought he was nice (he has a dog he got on a film shoot) and people wrote in about how obnoxious he can be.

HAH! That’s what my sister related the last house we lost to =) It sucks in Mass, the houses are CRAZY expensive and most of them in our price range are rehab conditions. Anything that’s in move in condition is over 300,000. Even with the market in the crapper the prices are only going down a tiny bit.
The house, even with all these problems was going to be 259,000 for us, from the asking price which was 289,900! *clutches hand over heart*
Also, more bad news is that 5 mojor banks in the area are discontinuing the 100% financing program because of the huge amount of forclosures so if we don’t find something fast we won’t be able to afford 20% down. Forget that! I’ll be renting a room forever if that happens.

Then you lower your offer, move in and get the work done a little bit at the time. Roof first, then electrical, then the basement. Mind you, mold can be a health hazard, so my comment might not be appropriate.

We used them with our last house, and they were very easy to deal with… I think you can do that over the web? (Don’t quote me on that!) Or open an account with a credit union, and get financing thru them, which is usually a little easier. Just a couple of suggestions.

Well, we had no problem doing that and have basically planned on doing SOME type of work wherever we go, but the extent of the damage was so severe because whoever hooked up everything did it themselves to the whole plumbing system, heating system, and plumbing would have had to have been gutted for it to even be approved to be “habitable” by the appraiser. The whole thing was a mess. Nevermind the roof or the foundation leak. It would have costed WAY more then the bank would have lowered their price for.
All the banks are just sitting on these housea because they want more then they are worth now, because when they were bought they were purchased for ALOT more because the market was so much higher then. The whole thing really bit them in the behind because now they can’t get the money that is owed on them now so they are just sitting on them and not lowering the prices.

But seriously I wish like hell I could buy a house for even $300,000, if you wanna count yourself lucky and pluck up your nerve to house shop longer have a look at this link, it is the market here for places up to $325,000.
FYI, I paid $180,000 for my place, its a trailer, and a 1979 at that.
If it is ment to happen it will, think happy thoughts 😀 .
